A Sneak Peek at Avandaro 333’s Residential Complex
Avándaro 333 is a housing development on a 17,000m2 plot of land in the heart of Avándaro, Valle de Bravo. It is founded on two fundamental principles:
- The consolidation of an active and collaborative community and respect for the natural context of the project.
- They result in contemporary architecture with awareness and memory, in synergy with the region’s vernacular architecture.

The climate is delightful in this area, allowing for open spaces with ample cross-ventilation and natural lighting. The dynamic gate system enables the user to open or close entire rooms, blurring the interior and exterior. The ground-floor units feature a social area that incorporates the living room, dining room, kitchen, and a small pool and private terrace with access to the shared garden. In addition, it features three private bedrooms with en suite bathrooms, an open room that can be used as a TV room or study, and a half bathroom. The first-floor units have a similar programme but include a fourth bedroom, maid’s quarters, more spacious social areas, and sloping roofs.

The desired image is of a large residence surrounded by forest; horizontality is expressed on the facades through volumes of apparent concrete intercepted by the area’s stone walls, lending the property its personality and material wealth. Additionally, they provide neighbourly privacy. A hybrid structural system comprised of steel and laminated wood was chosen to address the roofs, pergolas, and railings, resulting in ceilings with larger wooden sections and fewer repetitions, resulting in aesthetic, efficient, and minimalist structures.

The residential complex is comprised of twenty-seven dwellings. It is resolved into modules of three units, two on the ground floor and one on the first, each with its independent entrance and underground parking space, including a clubhouse, a semi-Olympic pool, a terrace, and a paddle tennis court. Thus, a project with a coarse density displaced within a contained area is generated, allowing for abundant natural and common areas and promoting the users’ and community’s total development. Similarly, the complex includes a wastewater treatment plant and a storage system to irrigate green spaces, minimizing the project’s impact on the surrounding area.
